Westminster, Adams & Jefferson County — Colorado.
Westminster is 1970s to 90s tract housing, and a lot of it is split-level. Those half-flight walls and the soffit over the stairs are the hardest surfaces in the house to finish flat, because the light runs down them at an angle nothing else in the house gets.
The other standing job is the basement. Most were left unfinished by the builder and got done later, around ducting nobody planned to hide.

The clay under these neighbourhoods keeps working, and it shows up in the same two places: over the doorways and at the window corners. Filling those is a twelve-month fix. Cutting the old tape out and re-taping the joint is the one that holds.
Most of this work is inside an HOA neighbourhood, which changes the schedule more than the method — we work to the hours the neighbourhood expects.
Neighbourhoods we work in: Legacy Ridge, Countryside, Ranch Reserve, The Ranch, Westminster Station.
